When does my insurance coverage begin?

Your insurance coverage starts once you have executed your lease or rental agreement, completed your Self Storage Tenant Insurance Enrollment Form, and paid your first premium payment. You will receive your Certificate of Insurance at the end of this process.


Is there a deductible?

Yes, there is a $100 deductible. The amount of an approved claim payment will be in excess of the deductible, up to the “amount of insurance.”


Do I have to purchase Self Storage Tenant Insurance administered by Xercor Insurance Services LLC to rent a storage unit?

No, though it is important to note that self storage facilities are not responsible for your belongings while in a stored unit or space. Your self storage facility lease or rental agreement may require that you have coverage for your stored belongings. You may obtain insurance coverage through Xercor Insurance Services LLC or bring evidence of coverage to your facility.  You may check with your insurance agent to ensure you do not have duplication of insurance coverage through your Homeowners’, Renters’, or other type of insurance.


When does my insurance coverage terminate?

Your insurance coverage terminates at such time as your rental agreement terminates, you fail to pay your premium payment, or upon your request to terminate your coverage with your self storage facility, providing you evidence separate coverage.


What property is not covered by Self Storage Tenant Insurance administered by Xercor Insurance Services LLC?

The following items ARE NOT covered: accounts, bills, currency, notes, stamps, deeds, evidence of debt, evidence of ownership, contracts and titles, securities, negotiable instruments, money, or lottery tickets, gold, silver, silverware, goldware, silver-plated or gold-plated ware, semi-precious/precious stones, precious metals or alloys, animals, jewelry and watches, furs, or garments trimmed with fur, breakage of glass or similar fragile articles, illegal drugs, food or alcohol, photographic equipment, explosives, firearms or ammunition, cigarettes or other smoking materials, or vehicles, trailers or watercraft stored in the open or while in transit.


Does Self Storage Tenant Insurance administered by Xercor Insurance Services LLC have any unique coverages as compared to other tenant insurance programs?

Yes, Self Storage Tenant Insurance has the following unique coverages within its policy:

  • $500 coverage for damage to your belongings due to damage by mold, mildew, fungus, and wet or dry rot.
  • $500 coverage for damage to your belongings due to damage by vermin, rodents, or insects.
  • $1,000 coverage for damage to your belongings due to damage by flood or rising water.

Does the Self Storage Tenant Insurance administered by Xercor Insurance Services LLC cover belongings in outside storage?

No, it only covers your belongings in storage within the enclosed storage space described in the “rental agreement.”
